Applying without a Betreibungsauszug: the newcomer's playbook

If you are applying for a Swiss apartment and do not yet have a Betreibungsauszug, start by asking the landlord what they need for your situation. You may be waiting for the document, applying from abroad or have only just arrived. Explain your residence and payment history, including the documents you can provide now.

This guide helps you check the ordering route, propose supporting documents and explain what is still missing. The landlord decides whether the documents meet their application requirements.

Why the catch-22 exists

The extract reports the issuing district’s records. A new arrival may have little local history, so even an extract without entries says little about previous payment history abroad. See the Betreibungsauszug guide for its scope and official channels.

You can request your own extract without proving residence in the issuing district. The Federal Office of Justice’s Instruction No. 4 requires identity evidence, not proof of current or former local residence. Check with the office how to order and receive it from abroad.

This matters in Zurich: the city notes a short or absent residence history and posts written extracts only to Swiss addresses. An online form’s address requirements are a practical issue to clarify with the office, not a reason to invent a local address.

The substitute package

Ask the landlord whether they will consider the following supporting documents, and what else they need while the extract is pending:

1. Employer confirmation or your signed employment contract. Offer evidence of your role, start date and income. Ask your employer what they can provide.
2. A credit report from your previous country, if available. Explain its country and scope; it does not become a Swiss register extract. Ask which language the recipient accepts before arranging a translation.
3. A short explanation of the missing extract. Say when you arrived, what is available now and what you will send later. Promise a delivery date only if you can meet it.

If available and requested, add recent salary slips and a previous landlord reference. Keep the documents checklist beside you. This is a suggested package to discuss, not a substitute that every landlord must accept.

The explanation wording that works

If you have recently arrived and the extract is not yet available, adapt this paragraph to what you can actually provide:

As I have recently arrived in Switzerland, a Swiss debt register extract (Betreibungsauszug) is not yet available for me. To reassure you in the meantime, I can provide an employer confirmation and a credit report from my previous country of residence, and I will supply the Swiss extract as soon as it can be issued.

What this does to your chances

Supporting documents help describe your circumstances, but they do not guarantee acceptance. Follow the agency’s checklist and explain gaps before sending the application. The dossier check is a preparation tool, not an assessment by your future landlord.

Make the application easy to verify: clear scans, consistent names, current contact details and an honest account of which documents are present or pending.

Renting without a Betreibungsauszug: is it the same in every canton?

The federal rules for an extract do not establish a uniform substitute package for rental applications. Ask each landlord or agency what they will consider. Ordering channels and delivery arrangements also need checking with the issuing office.

Use the official links in the extract guide, and the local context in Geneva, Basel, Lausanne and Zug. Do not assume another applicant’s accepted package guarantees yours.

Get the real extract the moment you can

Check the ordering route now rather than automatically waiting for Swiss registration. Tell the office your actual residence situation and provide the identity documents it needs. Ask about the document’s language and delivery, especially if you are abroad.

When it arrives, send the official extract as agreed with the landlord. A first extract is not automatically empty, and an extract without entries does not certify your payment history in countries or districts outside its scope.
