Winterthur is the Canton of Zurich’s second city, and it shares the canton’s market: a vacancy rate of 0.52% on 1 June 2026, little more than half the national 0.93%. The federal statistics publish that rate by canton, so the same number describes Zurich and Winterthur. What differs is the paperwork — Winterthur has its own debt enforcement offices and its own residents’ office, with their own rules.
The market you are walking into
Below one percent vacancy, available flats move quickly and agencies choose between many complete applications. The Canton of Zurich makes the initial-rent form compulsory whenever its vacancy rate is 1.5% or less, and it is far below that — so with a new lease you will see what the previous tenant paid. Have your file ready before the first viewing; see the Zurich page for how agencies in the canton work through applications.
Ordering your debt register extract
Winterthur has three debt enforcement districts — Winterthur-Stadt, Oberwinterthur and Winterthur-Wülflingen — and you order from the one where you live:
- Online form: CHF 18, paid in advance online; processed within 24 hours on working days and delivered as a download link, electronically signed.
- Written request: CHF 17 plus postage, processed within 24 hours on working days and sent by A-mail to your current Swiss address.
- At the counter: usually issued immediately.
Extracts are issued in German only. If you have only just arrived in Switzerland, start with the newcomer guide.
Registering after you move
You must register with the residents’ office (Einwohnerkontrolle) within 14 days of moving in, after deregistering from your previous commune. If you already live in Switzerland you can usually do it online through eUmzug; some situations — weekly residents and cross-border commuters, for example — require the counter. Newcomers can also sign up, free of charge, with the city’s welcomeDesk.
Your lease in Winterthur
- Initial-rent form: required in the Canton of Zurich. You can challenge the initial rent within 30 days of moving in — see the initial rent guide.
- Conciliation authority: for Winterthur, the Bezirksgericht Winterthur, Lindstrasse 10, 8400 Winterthur. Rent increases, reductions and initial-rent challenges go there.
- Reference rate: if your rent is based on a rate above today’s 1.25%, check the rent reduction calculator.
Tactics that help in Winterthur

- Apply in German. The extract is in German and so is most correspondence with agencies; the cover letter generator writes one for you.
- Diarise the 14-day rule. Deregister from your old commune, then register in Winterthur within 14 days of moving in.
